Richmond District
The Richmond District encompasses a large area in the northwestern portion of San Francisco. Among many other things, it is known for the abundance of major parks in the vicinity, including Golden Gate Park, which borders the district to the south,Land’s End and Lincoln Park, found northwest of the community, and Presidio Park and Mountain Lake Park, the neighborhood’s northeast borders. To the west, The Richmond is bordered by the Pacific Ocean.
The neighborhood is further divided into Outer Richmond and Inner Richmond.Outer Richmond encompasses the area from the Pacific Ocean to 19th Avenue, while Inner Richmond covers the area east of that. Often referred to as New Chinatown, the Inner Richmond is the busier section, with its wide array of shops, restaurants, bars, schools, and cafés.
With its proximity to the bay, the Outer Richmond gets much more fog, but residents also have the best access to the beach. The area is quieter and has a more residential feel, so it’s perfect for home buyers looking for a more private and secluded neighborhood to live in.
No matter where you choose to live in The Richmond, you’re only around 17 to 30 minutes away from the San Francisco Financial District. The area is served by several public buses, as well as by Bay Area Rapid Transit, making going around easy and convenient.

With its more accessible location, real estate in Inner Richmond is generally higher priced than in Outer Richmond. As of December, 2021 the median home value in Inner Richmond is around $1.8 million with median square footage of about 1,884, while the median home value in Outer Richmond is approximately $1.3 million with square footage of 1,549.
While single-family homes are popular housing types in The Richmond, there are also a good number of multifamily properties, providing excellent opportunities for investors. There are also quite a few condos offering relatively more affordable housing.
Most homes in the neighborhood are at least 50 years old, updated with the latest safety and convenience features. A good number comes in classic Victorian and Edwardian styles with bay windows.
